Overview

The Avant Chelsea, located on 19th Street between 7th and 8th Avenues, has 12 floors comprising 19 units. This building is one of the smaller condo projects in the Chelsea neighborhood–perhaps its greatest appeal–with about two units per floor. You may actually know who your neighbors are!

1100 architect designed the building. This is among their larger projects in Manhattan, with plenty of experience in the townhouse arena. Perhaps this knowledge of intimate architecture can explain the “neighborly” feel of the building and clever layouts. It all comes together quite nicely.

Stribling Marketing is handling the sales for the building, which manage The Plaza among other projects.

Units

All the units in the building are two bedrooms. There are two different layouts as well as four penthouses. The first layout faces south and is about 1,200 square feet. There is a master bath as well as a second bath off of the living room. The north facing layout is just less than 1,100 square feet with the floors six through eight having terraces. The penthouses have about 1,600 square feet and upwards and all have terraces. All units have additional private storage space, always a nice addition to any purchase.

Availability and Pricing

Six units remain available in the building as of June 28th. There are two penthouses for $3 and $3.5 million, respectively. One north facing unit and two south facing units starting all at around $1.5 to $1.6 million remain as well. Finally, the only unit on the first floor that has its own unique layout is still for sale. At $1.7 million, it is a duplex with a lower level that has a recreation room, as well as a 220 foot patio, the entire apartment totals 1,888 square feet.

The price per square footage for the regular units is $1,300 and up and significantly more for the penthouses, expensive, but not surprising for Chelsea. The common charges are very reasonable, around $1,300 a month for the two bedrooms, with low taxes staying under $200 for the regular units and about $300 for the penthouses.

Interiors

There are floor-to-ceiling windows in the apartments, which is a really appealing touch; and edge-cut bamboo flooring. The kitchens have the expected luxury items including a Sub-Zero fridge and Bosch fixtures as well as a wine cooler and an in-sink garbage disposal, a feature that is only recently allowed in some new developments. The bathrooms have a clean minimalist look and include a Zuma soaking tub. There is also washer/dryers in every unit.

Amenities

Besides the private storage area for each unit, there is a bicycle storage room. The lobby is attended and there is a full-time superintendent. There is a private landscaped garden available for all resident use. A fully equipped fitness center with personal trainers is available as well.

Area

The Avant is located in a prime residential Chelsea area. The block is quiet and is steps away from all the great Chelsea restaurants and shops, as well as both the blue and red subway lines.

Investment Potential

The Avant’s biggest appeal is that it is one of the smaller condo buildings appearing in Chelsea right now, with only two units per floor. The units are all two bedrooms, and the market right now is big on one bedrooms and studios. The prices are decent and the fees attached compare well with the other nearby condo buildings.
