
Overview
Della Valle + Bernheimer LLP the architect and developer of 245 10th Avenue, had to give their luxurious high-rise of the Highline, an even more luxurious sister. 459 West 18th street, between 9th and 10th Avenues, will be an urbane 11-story condominium with a façade of black and white conjoined geometric shapes. It is a meeting of black and white, refined and understated, highbrow and up-and-coming–much like the neighborhood.
With the areas art galleries and bars right next to low-income housing and delis, 459 West 18th joins the neighborhood right at its turning point. With the High Line as the Central Park of the West side, its forever growing array of nightclubs, high-end dining and shopping, and access to the Hudson River, this is the address to have. Of course, if one can afford it.
The partners Jared Della Valle and Andy Bernheimer are consistent, bold, and generous in these full-floor residences. Outlined in black aluminum panels and white fritted glass and broken apart by massive panes of glass, the building will frame its residents like “art-in-progress.” Sounds like an accurate description as what is happening on the inside is a microcosm of what is happening outside.
Units and Pricing
There are currently 7 units left out of the 10 that make up 459 West 18th Street. Budgets under $2.7M should not look any further into this building. As always, the lower the floor, the lower the price. The garden duplex on the ground floor, a 2BR, 1.5-bath is no longer available.
Units on Floors 3-8 are 3BR/3BA, and they all have the same, generous and expansive 2,177 square foot layout. These units start at $2.725M and go up to $3.275M – that puts $1252ppsft to $1504ppsft.
The Penthouses, one on floor 9, and one on floors 10 and 11, include outdoor space. A 2BR/2BA with outdoor space on the 9th floor is unavailable. The top floor penthouse, a 3BR/4BA with a home office, is 3,447sqft of indoor space and 909 of outdoor space, is offered at $6,900,000.
Interiors
As there is only one residence per floor, each residence has keyed entry-elevator access. Upon entering the unit, one will notice the 9’4″ Ceilings above and the white washed wide-plank hardwood flooring. The Lualdi Frameless Doors made of white oak coated with a white glossy lacquer and stainless steel hardware, continue the traditions throughout the building of light, seamless, and high-end. Each unit has a Bosch energy efficient washer and dryer units.
The kitchens are RIFRA Fixture and cabinetry custom designed by the architects themselves. The integrated floor-to-ceiling pantry storage, concealed Sub-Zero refrigerator and Bosch dishwasher along with the Miele Stainless Steel and black glass oven, again, drive home the discretion and seamlessness of the design.
The bathrooms provoke a calm and serene milieu, on par with the rest of the residence. The vanity has integral lighting designed especially by Della Valle Bernheimer for RIFRA, Cantilever polished black lacquer cabinet with black glass countertop. Each master bathroom has both a glass panel shower and tub surrounded with glass door enclosures.
Everything is top-of-the-line from the brands Miele to RIFRA to the materials of black glass and Corian, Della Valle Bernheimer has designed something exclusive that caters to a refined and distinctive taste.
Amenities
The residents will enjoy exclusive Abigail Michaels Concierge services. Partners Abbie Newman and Michael Fazio are renowned for their concierge services usually found in NYC’s upscale hotels. This move solidifies the building’s commitment to its residents by offering only the best of what the city has to offer. The gym will have the top-of-the-line equipment along with a wood-decked terrace. In the building’s desire to be eco-friendly it will have a trash sorting system. Only a part-time doorman will man the lobby durry prime traffic hours.
Area
Mass transportation is a small hike. On 18th street the choice is either catching the A,C,E at 14th Street (entrances on 16th Street) and 8th Avenue or walking to the C, E at 23rd Street. M14 and M23 buses stop at the corners of 14th and 23rd streets, respectively.
Public spaces are of no shortage as 459 West 18th is close to the Chelsea Piers, both the complex which offers ice skating, bowling, gym facilities, and other recreational activities, and the Piers themselves, with expansive room for picnics, bike paths, and enjoying the boats on the Hudson River.
The newest, most fashionable restaurants, bars, and nightclubs are in the area. Batali’s Del Posto, Masaharu Morimoto’s Morimoto, and colicchio’s Craftsteak are all on 10th Avenue. The Bars at Gansevoort Hotel and Maritime, Earth NYC, and The Park are also just around the corner. And for dancing you are near Marquee, Studio Mezmor, and Lotus. The performance spaces of Highline Ballroom and Hiro Ballroom offer up regular concerts. A neighborhood where people from the tri-state area flock to be, is the area residents of 459 West 18th can call home.
Interesting Fact
The High Line runs from the West Village and heads north ending at 34th street. The community-based group Friends of the High Line, lobbied to have the space turned over to the public making for an elevated park, much like Paris’ Promenade Plantee. It is rumored that by Summer 2008, the southernmost section of the High Line, from Ganesvoort Street to 20th street, will open to the public.
Investment Potential
With the lowest price tag at $2.7M, viewing this building as an investment is probably the wrong stance to take. While renting it out to a movie star or stage actor could be an interesting possibility, the scenario that one would see the place, love it and stay for a while is more likely. The meat-packing district has been booming for the past five years and, at least at this point, 10 units keeps the supply low in a neighborhood where the demand is very high.
