535 West End Avenue

Overview

This project shocked me on Sunday when it was advertised in the New York Times. It proclaimed that the building would be comprised of 22 half and full-floor apartments. 22 units? This is a huge corner plot with 20 stories that could easily support 80-100 apartments. Extell, together with IMICO West End LLC have decided to go the ultra-high-end route and try to sell these units like they were at 15 Central Park West. Marketing has just begun so we’ll see how fast they move. We’ve recently covered two other buildings (235 West 71st Street & 205 West 76th Street) which also have pricey 4+ bedroom condo units available for sale.

Features & Amenities

Like other Extell projects, there will be a La Palestra Wellness Center with swimming pool. The building will also have a club room, private lounge, and landscaped courtyard. I don’t have details on the interior finishes yet, but I would imagine they will be top-notch. The architect on the project is Lucien Lagrange, a Chicago-based designer who has recently finished many impressive projects including the immense Elysian hotel condo.

Interesting

A discussion thread on Street Easy has suggested that the building will cater to a Jewish audience with kitchens that are kosher-friendly with two dishwashers and extra cabinetry for two sets of dishes. This would make sense as West End Avenue and much of the upper west side has a heavy jewish population. That being said, I’m sure anybody looking to purchase a 7-bedroom full-floor home could use the extra dishwasher and cabinet space.

Location

86th and West End is a great intersection. You can easily catch the subway or a cross-town bus. You also have taxis moving in all directions 24-hours a day. West End Avenue is a very residential street. It doesn’t have much retail at all, especially above the 70s, and is mostly comprised of pre-war co-operative apartment buildings. That is changing bit by bit with condo projects such as 200 West End and 10 West End, but these projects are all well spaced out. 86th Street is also high enough up on the west side that you feel a bit out of the action and into the residential parts. It’s quite nice–if it’s your thing.
