Overview

We recently discovered this new condo conversion, steps from Riverside Drive and Riverside Park on the Upper West Side. Without many of the usual pretentions, one could easily walk by without noticing what is going on here. This building follows a common trend on the upper west side (think Sabrina and Avonova) of pre-war co-op and rental buildings going condo. 610 W 110th is a large building with a wide variety of layouts and is located near Columbia University.

Developed by Cayuga Holdings, LLC this building is labeled a “New York Original” because Kinlin Rutherford Architects designed the apartments and managed the renovations of the building to retain many of its historical details. The website gives an enticing view of the building and introduces buyers to the many units still available. Like other conversions in the area, the renovations are on-going, and move-ins will happen as the units open up.

Units & Pricing

610 West 110th offers one, two, and four bedroom units throughout its 15 stories. The actual breakdown of the 68 residences is 14 one-beds, 50 two-beds, and 4 four-beds. Prices begin at $900,000 for a one-bedroom, while two bedroom and four bedroom units start at $1.18M and $2.855M respectively.

The one-beds are located on floors 2-15 and offer approximately 886 square feet of space. Prices for these units range from $900,000 to $990,000. Prices on a square foot basis begin at a fairly reasonable $1,015. Two-bedroom units offer anywhere from 937 to 1,147 feet of space and range from $1.18M and go up to $1.785M. Price per square foot range from $1,259 – $1,556.

While this development does not offer three-bed layouts, the four-beds are spacious and very tasteful. The units have 3 or more baths and ask anywhere from $2.855M to $3.195M Prices on a square foot basis are comparable to the two-beds at $1255-$1371.

Maintenance charges are roughly $1/foot and taxes are nother 30-40 cents.

Features & Amenities

Units feature modern bathrooms and kitchens while retaining charming features such as original crown molding and baseboards. Apartments are spacious with high ceilings and windowed kitchens and baths. Units have washer/dryers and central air conditioning as well. Many units offer more than two exposures offering views of Riverside Park.

Residents are greeted by a large entry foyer with closets and herringbone floors. There are hardwood floors throughout which convert to white oak after you pass the entry foyer. Buyers can select from units with separate living and dining areas or expansive combination living-dining rooms. Living and dining areas also feature crown molding and nine-inch baseboards.

Kitchens and bathrooms were designed to be open and many feature windows, another hard-to-find feature in modern condos. We like that they were designed and created with materials that reflect the prewar construction while adding the modern amenities. Also found in the kitchens are custom white lacquer cabinetry, Pietra Cardoza marble countertops, Mosaic Carrara white tile backsplash and Strande restoration hardware. Appliances include SubZero fridge, Bosch convection oven, cook top, dishwasher and microwave. The apartment’s washer and dryer are also found in the kitchen area.

Bathrooms are equally impressive with Calacatta gold marble floors and walls, Lago Azul Stilo accent tiles, Kohler pedestal sinks and toilets, and a glass enclosed shower-tub. There is ample closet space found throughout the units. Master bedrooms feature three large closets and an en-suite bathroom in the larger units. Units with four bedrooms are designed to be flexible with the fourth bedroom as an optional library/home-office. including a library or home office.
While not over-the-top with amenities, the development does offer a historically charming lobby with a 24 hour doorman.

Area

The Upper West Side, particularly this part of it, is known for its wide boulevards with major shopping and dining options, and residences on its quiet tree-lined streets. This building is extremely close to Riverside Park and Riverside Drive, which is lined with beautiful old buildings. It’s a really nice place to take a walk and appreciate architecture.
This section of the Upper West Side is also defined by Columbia University, which has its main campus just a few blocks north and has students living all around 110th Street. Broadway is the next avenue over and has many major chain stores, unique boutiques; all of which are within walking distance.

Transportation is readily available as well. The IRT, No. 1 train sits at the corner of 110th Street and Broadway. The B and C trains are found on Central Park West and 110 St, a five minute walk away. Bus lines M4, M5, M104, and M11 among others are also available.

Investment Potential

Given the beautiful architecture and spacious layouts, we really like the potential of this boutique project. The prices aren’t unreasonable and should hold their value well over the next 5-10 years. For the buyer seeking pre-war architecture with modern amenities (and who isn’t…) this is one of the better conversions we’ve seen. The added bonus of being close to a beautiful park and major shopping on Broadway, we aren’t surprised sales have been so strong. We give this development an A-.
