Overview:

Adagio 60 is a spacious and peaceful condominium project located just west of Lincoln Center in the “Columbus Circle West” neighborhood. While the website is a bit boring, the building is anything but. I was happily surprised to see the incredible attention to details provided by developer Algin Management and prestigious design firms Andres Escobar & Associates and H. Thomas O’Hara.

Units & Prices:

I spoke recently with Kim Shepard, the agent from Douglas Elliman who is handling sales for the building. Kim indicated that the sales office will be officially opening during the final week of October. Details about pricing and floorplans will be posted then.

What we do know is that the residences are “loft-like” and have 12’ ceilings. For any readers who have been in an apartment with 12’ ceilings, you know exactly what a luxury this is. The web indicates “custom designs” which may be a reference to personal choices which pre-construction buyers can make before the development is complete.

One-bedroom units will be starting at a reasonable $850,000 and go up from there. Without actually seeing the price sheet, I’m going to guess that 1-bedroom units will average about $1,200/foot in pre-construction and slowly increase over the next year.

Features & Amenities:

The Amenities package is really great because everything it offers is practical and will ultimately save the buyer money he/she would have spent elsewhere. Besides the doorman, this includes a state-of-the-art fitness center with indoor pool, wireless business center, resident’s private lounge, and private storage. Perhaps the most interesting amenity, which we don’t see too often, is an English strolling garden! There are tennis courts as well. This is quite an impressive offering of practical amenities.

As we mentioned, the interiors at Adagio are fabulous. The wide-plank hardwood floors and 12’ ceilings heighten the sense of spaciousness. The fireplaces hint at non-city living, even though you’re smack in the center of the action. The Allmilmo kitchens are imported from Europe and feature Makasar wood cabinetry, Caesar stone countertops, Dornbracht fixtures, Sub-Zero, Bosch, Miele and Gaggenau appliances.

The baths have all the best features including deep-soak Zuma tubs set in Statuary Venatino marble, Thassos marble walls and radiant heat, limestone floors. The separate shower with rain head offers an attractive alternative to the Zuma tub. The Wenge vanity with Statuary marble tops are quite impressive as well.

Location:

To be fair, 60th Street this far (between West End and Amsterdam) isn’t as nice as on Columbus or Broadway. Being behind Lincoln Center puts you necessarily closer to housing projects and scattered desolate west side blocks. Being in front of Lincoln Center puts you steps to Central Park and a plethora of good retail and restaurants. That being said, the area is certainly turning a new leaf. 60th Street is one of the hottest areas for new condo development which I can think of. Within steps of Adagio are at least three other major projects, along with a giant parking lot which Extell owns (we’re thinking condo 2009?).

While West End Avenue isn’t particularly pretty in this part (it gets nice around 70th Street) Amsterdam isn’t so bad. You have a bunch of restaurants and lots of high school, college, and law students floating around between LaGuardia, John Jay, and Fordham. Lincoln Center is around the corner, and Midtown isn’t far.

Transportation is a mixed bag. Buses are nearby but subways are a 10-minute uphill hike. Cabs are fairly frequent on West End and Amsterdam.

Interesting Fact:

The elevation on West End Avenue is substantially lower than on Central Park West or Columbus (further east). When walking from apartment buildings such as Adagio, 10 West End Avenue, Element, etc, to any points east, you will notice the steep incline.

Investment Potential:

It’s still a bit early to determine the full potential of the building, but we certainly are impressed by the plans. Because construction isn’t complete yet and the building is fairly far west, prices will be reasonable given the level of amenities and beautiful loft-like floorplans. We have high expectations for this neighborhood going out 5-10 years. We’ll award a preliminary A- for the superb finishes, unique amenities package, and 12’ ceilings.
