Update – 15 Union Square West

Restored to its status as a New York landmark , 15 Union Square West looks like it is destined to become a monument to the future of true New York architecture and style.  The stunning architecture and interior design details of this 36-private residence brings tradition and modernity, beauty and comfort, refined elegance and practical luxury together, all under one roof.

Originally commissioned in the 1800’s by Charles Lewis Tiffany as his company’s home, 15 USW was reinvented by Architect John Kellum & Brack Capital Real Estate.  The uniquely stunning cast iron façade is now making history again as a residence of renowned distinction. Rather than demolishing the original cast iron arches from this historic structure, Perkins Eastman’s design team chose to instead, strip away the brick façade and restore the cast-iron elements to recapture the unique style of the original structure.  A striking new façade of black zinc and glass now showcases these graceful elements to seamlessly meld the past with the future.  The beauty of the exterior is reflected in interiors designed by one of the world’s premier interior designers, Vicente Wolf.

Residences

If you are looking for open space, gorgeous views, interesting details and high ceilings, this building is what you have been looking for.  Perfect proportions and ideal layouts ensure optimum livability and a feeling of generous spaciousness, which, as we know, is not the easiest to come by in this city.

Each residence has been custom designed by Vicente Wolf to offer a one-of-a-kind look and feel.  Residences feature ceiling heights up to 16’, original cast-iron arches and oversized windows, dramatic entry foyers with coved ceilings and wide plank oak hardwood floors in a mahogany finish throughout.  The upper floors have panoramic views of the park, gas-burning fireplaces and spacious private terraces.  Total Home Technology from Crestron streamlines and simplifies the technology in your home from controlling your blinds, audio/video, lighting or air temperature with the single touch of a button.

The open kitchens feature an oversized island with a stainless steel base, custom traditional mahogany legs and statuary marble counter top.  The custom bronze-framed lime rubbed oak cabinetry is in beautiful contrast with the hardwood floors throughout.  Soft, changing LED lighting illuminates the recessed alcoves above the cabinets.  Kitchens are equipped with best in class appliances, such as a Viking range and oven, Sub-Zero refrigerator and wine refrigerator, Miele dishwasher, speed over and built-in espresso machine.  All kitchen fixtures are custom designed by Vicente Wolf for Sherle Wagner.

The oversized 17’ wide master bath has a truly unique and custom feel.  A mixture of Verde Andeer Granite and Thasos DaVinci stone floors and walls are used throughout.  This expansive room features double sink vanities with custom Shagreen panels and stainless steel cabinetry with Pietra Bedonia sandstone counter tops.  The “wet room” has a floating White Onyx wall panel and features a cast iron free standing soaking tub with stainless steel claw feet as well as a freestanding shower with temperature control, dual custom showerheads and hand shower.  All bathroom hardware and fixtures are designed by Vicente Wolf for Sherle Wagner.

Amenities

In the grand entrance lobby, modern coexists with the past.  Replicas of antique bronze bank vault doors in solid wood are juxtaposed with marble floor patterns mimicking a traditional rug.  The concierge desk is outfitted in rich, elegant brown tufted leather.  The center of the lobby is furnished with Wolf’s interpretation of a 50’s club chair in neutral tones, along with a dark brown sofa inspired by a wing chair and oversized ottoman that functions as a coffee table.

The Spa has a peaceful yet energetic vibe.  The bright modern 50’ lap pool and oversized Jacuzzi are finished with aqua blue Bisazza mosaic tiles, surrounded by stylish cabanas with plush seating and accented by state-of-the-art lighting.  Massage and treatment room, his and her saunas, and a gym with yoga/Pilates studio complete the offerings.  A rare find in an intimate building of this size.

World-class services are available to you as well as a 24-hour doorman, a live-in resident manager and a staff of the highest quality.  And with renowned onsite concierge services by Luxury Attache you can access services from anywhere in the world.

Neighborhood

The look and feel of contemporary Union Square began to take shape in the 1960’s with the arrival of Andy Warhol and his Factory, at 33 Union Square West.  Other artists soon followed and the area began its renaissance.  Today, Union Square is where Manhattan glamour meets history and the arts with the galleries of Chelsea, avant-garde Greenwich Village, the cutting-edge style of SoHo, the refreshing greenery of Gramercy Park and the historic Flatiron District.  Home to the prestigious Union Square Greenmarket, a haven for locally grown produce and fresh foods.  The Union Square neighborhood, with its parks, shops, prestigious schools and universities, restaurants and playgrounds is the epicenter of downtown living and within minutes of almost any destination in Manhattan via majority of the main NYC Subway lines.

Investment potential

The building has been selling very well-currently available range from1-3 bedroom residences, including 4A, which includes over 2,000 sq. ft., 2 bedrooms, 2.5 baths with East & West facing views (overlooking the park) and 3E, a gorgeous duplex boasting 2,659 sq. ft with 3 bedrooms, 3.5 baths and North/South views on both floors.

The preservation that has going into this building with such an eye to each detail, amenities and space, along with the prime location, makes 15 USW an extremely wise investment choice.   This one gets an A!

Overview

Seeking to add a splash of modernity to the area, Brack Capital is heading up the highly anticipated development at 15 Union Square West. Formerly known as the 19th century home to Tiffany and Co., the property was sold to Brack late last year who then announced plans for a condominium conversion of the building. The idea behind the project was to create a residential structure that would be a perfect blend of modern style and luxury in order to provide a positive contrast to the hectic and congested Union Square area. In keeping with this idea, Perkins Eastman (a prominent architectural firm with a niche in modern design) was delegated with the architectural design while Vicente Wolf was called upon for the interior design. Far from a skyscraper, (standing merely 12 floors high) the building’s black glass facade definitely strays from the classic architectural structure of its neighbors. Positioned a mere stone-throw from Union Square Park, news of the development has created some excitement amongst potential buyers seeking a luxury residence adjacent to one of the most popular parks in the area.
