One York – One York Street

Overview

We recently took a tour of the One York construction site to get a first hand look at what all of the buzz is about. We have passed the site many times before, but never knew the full extent of what was going on inside until our recent interview. One York is actually a combination of multiple properties located on a trapezoid-shaped block just south of Canal Street, on the northern edge of Tribeca. Developer Stan Perelman of Jani Real Estate purchased the property in 2004 and shortly thereafter enlisted noted “starchitect” Enrique Norten and his firm TEN Arquitectos to fulfill his vision of preserving the historic features and the unique geometry of the space, while also creating something that is distinct, sophisticated, and modern.

The original brick structure dates back to the 1850s (i.e. before the Civil War) and evoked a deep sense of history that the development team did not want to take away from the site. Unfortunately, only portions of the original building could be saved due to deterioration and instability. The parts that were salvable went through a surgical restoration process and became united with a new all-glass tower that slices through the two sections and up towards the sky. The uniqueness of the structure is seen in the nuances and slight folds that are incorporated into the exterior, giving each unit its own distinct touches, while also maximizing the panoramic views afforded by the prime downtown location.

It should be noted that it took 15 months, an application for land use change, and five separate permits for the new design to be approved by city planning. The building was ultimately dubbed the “zoning buster” by those who were involved in the arduous process.
In addition to the residential condos located on floors 3-PH, there will also be two retail spaces on the ground floor (which will be going on the market next month after the scaffolding is removed), as well as office space on the second floor. The lower level residential units are scheduled to be finished by May 1st and the tower units will be complete by August 1st. Purchasers combining units and/or with special requests will take a few months longer to complete.
