Riverhouse Condominiums Update

Available for immediate occupancy, Riverhouse is a green residential tower on the last waterfront site in Manhattan’s Battery Park City. Riverhouse is a 32-story new construction building in the heart of Battery Park City. The movement towards being ecologically conscious yet still sophisticated, without traditionally “crunchy” or “hippy” materials, is seen at Riverhouse in full force. The developer, The Sheldrake Organization, sought to exceed the environmental standards set in place by the Battery Park City Authority by committing 15% of the project cost directly to “green” measures. Thanks to all the Curbed readers who have landed here to view our top 100 condos list. I read a number of interesting comments on Curbed and would like to point out a few things.

As our disclaimer explains, this list is comprised of buildings we’ve already covered and are all very new. Plenty of great projects such as Beacon Court aren’t there because they were fully sold out at the time we visited. The Mortgage Contingency Clause

The Real Deal posted a front page article earlier this month on the growing popularity of mortgage contingency clauses found within buyers’ purchase contracts. For those who aren’t familiar, this is a provision in the purchase contract in which the buyer is only obligated to the sale if he/she is able to get a mortgage. Put another way, the buyer doesn’t risk losing their deposit–often 10% or more–if factors affecting the credit markets force them out of a deal. (more…)
