Big Buyers at the Plaza Hotel

I read in the New York Observer over the weekend that Robert Kraft, owner of the New England Patriots, bought an 11th floor condo at the Plaza for $14,477,211. It wasn’t long ago that Harry Macklowe bought several contiguous apartments at the Plaza for $60 million, a record-breaking number for New York City, and quite frankly, the world. The purchase somewhat coincided with the 100 year anniversary of the Plaza, a somewhat bittersweet moment, depending on who you ask. At the ceremony, Robert Tierney, chairman of the Landmarks Preservation Commission remarked (regarding the controversial conversion) “It’s a very exciting thing to have The Plaza truly saved.” I don’t know if the 160,000 square feet of retail space exactly constitutes “saved,” but we do appreciate the restoration of great spaces such as the Palm Court and the Oak Room. The 120 hotel rooms, still managed by Fairmont, should be opening for business in December, presumably around the time each and every condo will be sold. Based on the website, only a handful are left right now.

Overview

Extell is underway developing a new residential project on 10th Avenue btw 30th and 31st streets. The filing isn’t new (about a year old) but progress on construction has been quite slow. My guess is that this space is dealing with some operational bumps but should be up sometime during 2009. Before we jump into the details (or what is currently known) let’s talk for a moment about what Extell has been up to since bursting on the New York scene and what other stuff has been going on in this far west neighborhood. 45 Park Avenue

Overview

45 Park is a new condo being created in the former space of the Sheraton Russell hotel on 37th street and Park Avenue. It follows in the steps of other conveniently located hotels which turned little or no profit and were better suited as condominiums. These projects are always controversial but in the end the economics explain themselves. The hotel was gone about a year ago and the photo shows the current status of the building. It is near completion and should be ready for occupancy within a few months. (more…)
