
Overview
Here’s a development for that pie-in-the-sky proactive planner. One Jackson is located at the very northern tip of Greenwich/West Village directly across from Jackson Square Park, and we use the term park loosely considering there’s more concrete than foliage. The development isn’t even considering occupancy for at least two years and has yet to break ground but still has 4 of its 35 units sold with at least 3 more in contract. One Jackson plans to be made up of two main areas “the block,” the largest portion of the building and seven stories high along with “the tower,” which will contain an additional 5 stories with preferable views. This development is NOT for a first time buyer with prices (meaning one unit) “starting” at $888,000, and the remainder of the apartments over the $2 Million mark. With floorplans far from tiny, the developer Hines and RFR, who notably worked on 40 Mercer and 50 Gramercy Park North respectively, have made sure this building will make an impact. The seemingly dare you to find a floorplan without a curve involved, including it’s curved labyrinth-like lobby. The entire façade of the building is rendered to be nothing but glass, reminiscent of 40 Mercer, however the North and East facing portions are mostly enclosed by adjacent buildings with the exception to the “tower” which should actually have amazing empire and North facing views for the time being. In the end, if you can spend it, like modern all glass walls, and you want to tell people you live in “The Village” One Jackson could work for you.
Amenities
The development seemingly has a plethora of services available to owners ranging from your typical fully equipped gym and garden courtyard to 24-hour concierge and valet parking. The building has a few units with outdoor space, including the top penthouse unit and the additional “penthouse unit” abnormally located on the seventh floor of the 11-story building. This already sold unit is the entire seventh floor of the tower along with the entire roof of the block portion of the buidling. The building offers 10 foot ceilings, Dornbracht faucets and fixtures, kohler sinks, Miele kitchen appliances, Sub-zero fridge and freezer, sub-zero wine cooler and walnut cabinetry all very typical to Manhattan condos. Although, the kitchen dawns walnut ceiling panels and a range hood that is vented out. Additionally the bathroom contains Calacatta marble vanities and flooring, underfloor heating systems, and a cast-iron tea-for-two soaking tub. The developers are known for having top-notch finishes and this building should be no exception.

Location
One Jackson is centrally located on the corner of Greenwich Ave. and 8th Avenue, just south of Chelsea and at the beginning of Greenwich/West Village. The ACEL subway stop is literally steps away and the 1FV is right around the corner. The location creates a disgustingly easy commute just about anywhere in the city. However, it’s also on one of the most disgusting corners of the village. It’s a paradox of Manhattan real Estate. The corner is a stones throw away from some of the most beautiful spots in the West Village, chicest areas of the Meat Packing district and active thoroughfares of Chelsea, yet this one corner has been forgotten. The grime and dust from 14th Street seems to linger in the area and the park across the street that is so Covent by their marketing teem, is nothing more than a glorified concrete triangle with a few trees, a sprinkling of pine needles and a common napping ground of homeless. However, it should be noted that the development has put in a request with the city to work in conjunction in order to spruce the park up a bit. This mixture of highbrow/lowbrow living may work for some but it should be noted that while in geographical terms, this is located in the village, aesthetically it’s far from your typical village corner.
Units and Pricing
Almost every unit must deal with the fact that there is only Southern-facing light. The developer has created the curved Southern floor to ceiling windows along with open floorplans to allow for the light to travel. It appears that the square footage on the units is not skimmed on either, with one-bedrooms mostly over the 1,100 sq. ft. and two-bedrooms close to 1,400 sq. ft. These well designed and intriguing floorplans come with a cost, a big cost. With the building at an average of $2,435 per square foot! It seems that either the sales team at One Jackson is extraordinarily clever with their sales pitch or people are just thrilled to be anywhere in the village considering there are 4 units already sold at these prices and literally nothing to show for it. The currently have no sales office; even their temporary office is not ready. But the apartments seem to be selling, with them already at “20% sold.” Bearing this in mind, it’s hard to describe anything more than the floorplans and views of the apartments without seeing anything. Overall, if you want to get in on this modern, centrally located, and sure to be talked about building, you better do it now, the developer is in it’s 4th price increase to the building and working on amending the offering plan again.
Investment Potential
The building itself has a developer of great stature and as for what has been seen thus far with the group, investments are fairly solid. With that in mind, be sure to recognize that while the current state of the development is iffy, this should be a building with future earning potential. With the improvements of Jackson Square Park, partially due to this building, along with the investment solidity of the surrounding areas, this is sure to have amazing potential. The area is already building up with small boutique clothing shops and fancy scented soap stores located across the street. Who’s to say how long it will take before this area is deemed “Grand,” but there is no doubt in our minds that it will for sure happen.
