With a high concentration of some of the city’s best schools, the Upper East Side is a neighborhood well known for its family appeal. That’s why the developers at Azure made a conscious decision to design two-bedroom corner units that could easily be combined to create thoughtfully planned, four-bedroom residences that allow families room to grow. Azure’s decision has proven to be a savvy one.
In the past three months alone, five four-bedrooms were sold at the development, satisfying the strong demand for large residences on the Upper East Side. The surge is being led by the sale of the south-facing CD line, which offers nearly 3,000 square feet of living and outdoor space, with four bedrooms, four-and-a-half bathrooms, and stunning views of the city skyline. In addition, each combined home is built out to accommodate requirements of the purchaser.

“We’ve combined bedrooms, opened up walls, and even delivered kosher kitchens,” said John Caiazzo, vice president of real estate development for The DeMatteis Organizations. “At Azure, buyers can ditch their modest wish list and get what they never dreamed they’d have – everything.”
The development team is able to construct these combination homes in only 12 weeks, a record time that allows buyers to easily upgrade and customize their living spaces and kitchens to create their perfect home.
“Potential buyers are thrilled with our customizable floor plans and panoramic vistas; the proof is in the numbers,” noted Doug MacLaury, senior vice president of the Mattone Group, the property’s co-developer. “We have experienced unbelievable momentum because Azure offers it all – reasonable prices, space, amenities and an ideal location.”
The 34-story, luxury residential building located at 333 East 91st Street, has sold over $60 million worth of inventory since the sales program began a year ago, and MacLaury said sales continue to pour in.
Buyers are also lured to Azure by its attractive prices. While the building’s three- and four-bedroom homes are on par with or larger than the average Upper East Side homes, the starting price per square foot is 35 percent less than the median price per square foot of other area apartments, explained associate broker David Greczek. For example, the starting price for Azure’s most popular four-bedroom residence is $3,540,000, nearly $2 million less than the median price for a four-bedroom home on the Upper East Side.* The value proposition is only enhanced by the certain prospect of substantial appreciation when the Second Avenue subway is completed in 2016.

Azure specializes in large, customizable residences created by combining adjoining units; here is the third bedroom in unit 30AB, which is on the market for $4,149,000 and also features an eat-in kitchen and great room.
Responding to continued demand for larger residences, Azure’s developers recently debuted a 3,019-square-foot four-bedroom, four-bathroom home on the 30th floor. With an asking price of $4,149,000, this magnificent, modernly appointed home, with panoramic views of the George Washington Bridge and the East River is not expected to last long.
Azure features more than 6,300 square feet of amenity space, including a children’s playroom, a game room, residents’ lounge with private dining room and catering kitchen, as well as a fitness center and two landscaped rooftop terraces. In addition, the building offers 24-hour concierge service and full-service valet.
All homes at Azure boast generous layouts with exceptional natural light and ceiling heights, Brazilian Afromosia flooring with Viking and Bosch kitchen appliances, and panoramic views of New York City and the East River.
Home prices start at $475,000 and range up to approximately $5.7 million.
*According to StreetEasy.com, there are 104 four-bedroom homes available on the Upper East Side. While the average size of these homes (3,019 sq. ft.) is consistent with what we offer at Azure, the median price per square foot is $1801 – approximately 50 percent higher than the starting price per square foot on our most popular four-bedroom homes.
Supporting this trend, according to StreetEasy.com, there are 60 three-bedroom homes available in the area. The average size of these homes (1,704 sq. ft.) is smaller than what we offer at Azure (1,810 sq. ft.), but the median price per square foot of $1,446 is approximately 30 percent higher than the starting price per square foot on our most popular three-bedroom homes.
