130 West 12TH Street, The Rudin Family’s First Luxury Condo, Launches Sales in Greenwich Village

Located on a charming tree-lined street in the heart of New York’s Greenwich Village, 130 West 12th Street will be launching sales in the late Fall with closings to begin in Spring 2012.  The developer, the Rudin Family, along with the renowned architect Cook + Fox, have created a rare opportunity to reside in an intimate prewar condominium in one of the city’s most sought-after neighborhoods.

“We have perfected prewar living at 130 West 12th Street and it’s unlike anything else on the market today,” said Samantha Rudin, Partner in the Rudin Family Development and Vice President of Rudin Management. “The ability to reside in a Greenwich Village pre-war building with both my family’s high level of service and the newest green technologies appeals to homebuyers who value timeless architecture with a modern sensibility.”

Originally designed by architect H. I. Feldman and completed in 1941, Cook + Fox Architects has modernized the building’s solid prewar construction with gracious apartment layouts and elegant interiors. The award-winning interior design firm of Jed Johnson Associates has designed the lobby with custom terrazzo floors and sleek cerused oak paneling with bronze accents, as well as the building’s graceful corridors and stunning model apartments. In addition, the artwork in the model apartments has been curated by Beth Rudin DeWoody.

Stribling Marketing Associates is the exclusive sales and marketing agent for the building, which is comprised of 42 residences of one to four bedroom homes ranging from 869 to 3,875 square feet.

To showcase the classic standard of New York prewar living, the interiors have been completely refashioned with careful attention to detail. The residences feature custom made elements fashioned with the craftsmanship expected in a pre-war building.  Hand-laid solid white oak hardwood floors have a special Verona stain, new casement windows beautifully mimic the old but are thermal and energy efficient and solid-core custom panel doors are fitted with Nanz hardware.

The building, which anticipates receiving LEED Certification, uses onsite cogeneration to produce electricity and augment the building’s heat and hot water at a lower energy cost, and will additionally provide residents with filtered air and water. Each residence includes a high-performance four-pipe heating and cooling system, which is twice as efficient as standard systems and allows for individualized heating and cooling control at any time of the year. The building also features state-of-the-art technology, including secure building Wi-Fi and a wireless energy management system for each apartment, which can be controlled through an iPad app or smart phone.
