
I visited the sales office of 245 10th Avenue yesterday. What an incredible project. It’s hard to know what to expect when you arrive at the sales office because it’s a tough-to-find dirty old backdoor located around the corner from the building. After you climb the dusty, industrial-looking staircase you enter the world of Della Valle Bernheimer, the architecture firm which thought up the concrete ceilings, recessed track lighting and white lacquer cabinet-wall kitchens. Everything about the interiors was a touch more modern and impressive than the other High-Line projects I’ve visited recently. Plus, unlike neighboring price-shocker 200 11th Avenue, 245 10th has units that are fairly priced and sized. I encourage you to take a look.
In terms of current availability, you have 2 lines to choose from, E & W. The E line is a 1-bedroom, 1.5-bath layout, and W line is a 2-bed, 3-bath layout. The building rises about 10 stories and there are 2 apartments per floor.
The two units left in the E-line are listed at $1.775M & $1.875M. The units are roughly 1,500 feet and the carrying costs come in around $1.25/foot. The taxes run another 75 cents per foot but not for a while given the 421-a tax abatement.
The four units left in the W-line (4, 7, 8, 9) are priced between $2.975M and 3.595M. The reason for the big jump in price is that the building actually widens on the higher floors, so the prices reflect the larger spaces and better views.
The pictures here actually don’t show the best angles. The building will primarily face west towards the Hudson and over the High-Line. Residents won’t be looking at the gas station at all because only the back of 245 10th Avenue (without windows) will face the the gas station.
The building will have a full-time doorman, unlike some of the other High-Line projects which boast the video-surveillance system. While cost effective, a 24-hour doorman is still preferred by most people. The RIFRA fixtures are really sleek as well. Nice work.
