In response to questions about the current availability in these two hot and ‘competing’ buildings, here is what I’ve learned from the sales offices:
The Lucida is currently 85% sold. Prices are now starting at $2.64 million for a two bedroom/ two bath unit. Occupancy is looking more like 2009 than the 2008 originally anticipated. Some may have noticed the slow progress on the construction site, quite unlike the Brompton, which seems to get prettier by the day.
The Brompton is about 80% sold and still has 1-bedroom units available. These are going around $1,400/foot, considerably less than the $1,700/foot over at the Lucida. Granted Brompton can’t boast the Leed-certified ‘green’ status of Lucida, or the ‘west of 3rd ave’ address, but it still reminds me of a mini 15 Central Park West.
