The Alexander

The Alexander is a luxury condominium building located on East 49th Street in Turtle Bay. Designed by Sydness Architects, The Alexander features loft like homes with floor to ceiling windows and 12 ft. ceilings. Residences are designed for open, fluid living, and are finished in onyx, black granite and bronze. The Alexander is a 24-story glass tower that emerges from a terra cotta carapace. The Alexander features one, two and three bedroom condominium homes. The building contains 88 homes total.

Units and Pricing

There are currently 48 units available for sale at The Alexander, ranging in price from $941k to $4.5M. The smallest units are the one bedrooms, and these range from 647 to 697 square feet. Two bedrooms, which start at $1.5M and go up to $2.4M, and range in size from 995 to 1,497. Three bedrooms, which boast 2,086 square feet, range from $3.4M to $4.5M.

Features and Amenities

Residences at The Alexander feature 12 ft. ceilings and oversized floor to ceiling windows. The sun-drenched layouts are outfitted with white oak floors, and feature Miele washer/dryer units, individually controlled central heat and central air conditioning, privacy shades and custom designed Poggenpohl kitchens.  Bathrooms feature Jerusalem Gold limestone floors and Kohler bathrubs and sinks. Some units feature private outdoor space.

Amenities include a 24-hour doorman/concierge, an in-house Equinox fitness center, a landscaped terrace, a refrigerated storage room, private storage for residents, and room tax abatement.

Location

The Alexander is located in Turtle Bay on the East Side, just a stone’s throw from the United Nations.  Turtle Bay is a historic neighborhood, and has been inhabited by everyone from Edgar Allen Poe to Katherine Hepburn. The neighborhood provides to world-renowned landmarks such as the Museum of Modern Art, Carnegie Hall, Radio City and more. The neighborhood also features a variety of restaurants and small boutiques and bars.

Investment Potential

The Alexander offers a nice product in a very convenient location. The pricing is steep at $1500 a square foot, but the architecture, amenities and finishes make it worth it. B+
