Dear Readers,This Top 100 Condos feature represents the opinions of NY Condo Blog and its contributors. The rankings are based only on buildings we’ve covered and are not a general ranking of the Top 100 condos in Manhattan. Most of the buildings covered are either brand new construction or brand new conversions which are currently, or have recently been, marketed.For the purposes of grading location, we’ve been as neutral as possible, assuming proximity to parks, transportation, restaurants, retail, and cultural spots as desirable. We also considered quality of life and a residential building placed in a business district may be graded slightly lower as a result.The layouts category is very straightforward: The more layouts offered by a building, the higher the ranking. This category also reflects available light and windows.Interior Finishes is a category in which most buildings have a high grade because nearly all new condo construction going on in the city features high-end appliances and finishes. Where we could differentiate a bit, we did. Most projects have excellent amenities as well, but we reserved the A and A- grade for those with exceptional amenities such as pools, fitness centers, roof decks, and comprehensive concierge services.The investment potential grade is weighted the heaviest and takes the average apartment price into consideration. Less expensive does not necessarily mean a higher grade. For example, 15 Central Park West received an A for investment potential despite its very high price points. The reason was the uniqueness of the project and its impressive sales performance.
